Rules of Conduct
There will be a $25 Dollar Surcharge for late payments UNLESS you have contacted us and and we have approved your late payment.
You must have prior permission at the time of arrival in order to bring a trailer on the premises. This will also result in an extra charge according to the size of the trailer. It must be parked at all times away from your designated lot at a specific site assigned by the owner.
No additional motorized vehicles that are not enclosed on the property at any time and no children to drive any motorized vehicle in accordance with Tennessee State Law. All State Laws for Helmets and other safety laws must be followed at all times.
No outside appliances are permitted.
No outside tents, patios, decks or fenced areas without prior permission from the owners.
Any approved tents, patios, decks or fences must be in the confines of the designated lot for safety.
Camper area must be well maintained and free of clutter debris.
There is a 2 car limit per camper and visitors must be approved and check in.
No overnight guest are allowed unless are disclosed on the rental agreement. NO EXCEPTIONS.
No LOUD Music. No LOUD Parties. Please be respectful of other campers. No Loud PROFANITY at any time.
You must have approval from the owners to display outside large electrical decorations.
Only NORMAL household garbage. No Construction Materials such as metals, appliances, large bulky items, etc. Any excessive garbage will result in additional fees.
In lieu of advanced deposit requirement, all fees are due at time of arrival. No exceptions. Unpaid fees will result in immediate eviction at campers expense.
Bath House Rules
Keep Bath House doors CLOSED at all time as this facility is heated and cooled for your convenience.
Be respectful of other campers at all times when using the bath house.
The Bath House is for CAMPERS ONLY. Guest are not permitted to use the Bath House. Unauthorized use will result in prosecution for trespassing.
Violations will result in EXPULSION without a return of your fees.
Laundry Facility and Solid Waste
Laundry Facility is for use by PAYING CAMPERS only
Anyone other than a camper using the Laundry Facility will be prosecuted for trespassing
NO animals permitted in Laundry Facility or Bath House.
Only 3 13 gallon Kitchen size garbage bags with household garbage allowed per week and no other type of garbage allowed from Wednesday to Wednesday.
NO other types of garbage is to be placed in dumpsters. Cardboard containers must be placed in the recycle bin next to the dumpster.
You must remove construction items, any large debris, or any other type of garbage at your own expense.
NO hazardous waste, chemicals, paint, cleaning substances to be placed in the dumpsters.
You must obey state law burn bans for any fire pit usage.
Violations of Rules, Late Fees, etc.
You will receive a 24 hour notice to vacate the premises for breaking any rules. THEN your water and electric will be DISCONNECTED.
Camper Specifications
You must provide the Make, Model and Year of your camper and a recent photo.
Only RV’s older than 20 years old are accepted. A recent photo (within 7 days) must be provided to owner for approval.
RV’s must be well maintained, aesthetically pleasing and must not in need of serious repairs at owners discretion. If a camper arrives without meeting these requirements you will be asked to leave immediately. Any RV left on site will be towed at RV owners expense.
Must have working fire and smoke detectors for your safety as well as the safety of other campers
NO sex offenders and no convicted felons.
We want all campers to have wonderful stay and this is not a binding lease therefore when the form is signed you understand that this is not a lease and you may be required to leave immediately for breaking the rules.
December, January, February, and March rates are $50 more to cover the increase in electrical expenses for those months.
Only domestic animals and only medium sized dogs (30 pounds) allowed. No aggressive breeds such as Pit Bulls, Rotweilers, Doberman Pinchers or any animal that has a history aggression.
Any animal that is not on a leash at all times will result in immediate eviction.
Animals must be kept in campers immediate campsite and when walking your dog, you must maintain a leash no longer than 5 feet of owner at all times for safety of all campers.
Any camper that has an animal that harms another camper will be responsible for all expenses.
